Delano houses: old town, 2000s subdivisions, acreage
Downtown Delano is the real thing: the Village Hall from 1888 and two other buildings are on the National Register, and the streets around it have farmhouses, foursquares, Craftsman bungalows and ramblers from the early 1900s through the 1960s. Those houses are wood lap siding and, in some cases, stucco, with plaster inside and a lot of painted trim. The city grew from about 5,500 people in 2010 to 6,500 in 2020, and the growth is in the subdivisions on the edges: Clover Springs on the west side off County Road 30, platted in 2000; Kings Pointe; Westridge Hills; Delano Crossings; Parkview Hills. Those are 2000s and 2010s two-stories and split-entries with vinyl and LP SmartSide siding, white trim and builder-flat interiors. Between town and the townships are the acreage homes, many from the 1970s through the 1990s with cedar and hardboard.
River, wind and the Wright County season
Delano is far enough west of the metro that the weather is a touch harsher and the tree cover thinner. The subdivisions on the edges of town are open: sun and wind on the south and west walls, with dark colors chalking faster than they do in shaded Hennepin County neighborhoods. Down by the Crow River and in the older part of town the trees are big and the north walls stay damp, especially on the river side. Old houses have old problems too: stucco cracks at corners, soffits and fascia take ice-dam water, and the many coats of paint on original wood siding need scraping back to a sound edge. The exterior season here is roughly May through mid-October, and we watch the overnight temperatures on both ends more closely than we do closer to the city.

We paint all over Delano: the downtown blocks near the river, the subdivisions off County Road 30 and Hwy 12, and the acreage roads in Franklin Township that share the Delano schools. Lake Rebecca Park Reserve is a few minutes north of town, and the homes near it get the same wooded-lot moisture as our Independence lake homes. Hwy 12 runs straight from our shop to Delano, so it is about a ten-minute drive, which makes Delano as easy for us to schedule as Independence itself: split jobs, quick sample checks, a second look at a color in the actual afternoon light. Delano Public Schools also covers part of Independence, Loretto, Montrose and Watertown, so the neighbors talk.

Can you paint a hundred-year-old house in downtown Delano?
Yes. The older houses near the river have wood siding, sometimes stucco, and plaster inside, and they need more prep than a newer house: scraping to a sound edge, patching, priming bare wood, and care with old paint that may contain lead. We walk it with you first and put the prep hours in the written estimate.
Our house in Clover Springs still has the builder's paint. Is it time?
Probably. Clover Springs was platted in 2000, and builder flat on the walls does not wipe clean, so most homes there are on their first or second repaint by now. Inside we switch walls to a washable finish and trim to a harder enamel. Outside, LP and vinyl usually need washing and caulk before they need paint.
Do you paint exteriors in Delano as late as October?
Yes, as long as the surface and the air stay above about 50 degrees for a couple of days after we paint, which in Delano usually holds into mid-October. Low-temperature products stretch that to around 35 degrees on the right days. We check the overnight forecast, and if it is not going to hold, we tell you and wait.
