Rockford's housing and what it means for paint
Rockford grew slowly for a river mill town settled in 1855, and then the subdivisions came in waves. Winfield Ponds off County Road 33 is mostly 1990s. Woodhill is late 1990s to early 2000s. Autumn Oaks, the big neighborhood south of Hwy 55 and west of the river, spans a range of years and styles. Parkwood is a late-2000s Lennar townhome and two-story development. Hurst Woods and Shadow Ridge on the north side, across from the river, are among the newest. Housing overall is single-family and townhomes built after the 1970s. So the siding is mostly hardboard and Masonite from the 1990s, vinyl and LP SmartSide from the 2000s, with the older river-road houses in wood and the 1970s homes in cedar or hardboard. Inside, the 1990s homes have oak trim and oak kitchens, which is where our cabinet work in Rockford comes from.
River bottoms, open lots and Wright County weather
Rockford is a river town, and the Crow River bottoms matter. Homes along Jansen Avenue, the river road, and near Riverside Park sit under big trees in a damp valley: north walls, decks and anything near the ground stay wet longer, which is where hardboard and old wood fail first. The subdivisions up out of the valley are the opposite, open and windy, with dark colors on south and west walls chalking sooner. Rockford is far enough out that the exterior season runs a little tighter than in the inner suburbs: roughly May through mid-October, with the shoulder weeks depending on overnight temperatures. Lake Rebecca Park Reserve just outside town adds a lot of wooded lots nearby that behave like our Independence lake homes.
Where we work in Rockford
We work across the city on both sides of the river and both sides of Hwy 55: the river road, Autumn Oaks, Woodhill, Winfield Ponds, Parkwood, Hurst Woods and Shadow Ridge, plus the acreage in Rockford Township and Greenfield on the way up. Rockford Area Schools covers the city and also part of Independence, which is one reason we have neighbors here. County Road 92 from our shop runs through Greenfield to Hwy 55, and Rockford is a straight shot from there, so an estimate visit or a color check is easy to fit in. Hwy 55 also links Rockford to Buffalo and Medina, so we are often passing through on the way to other jobs.

Rockford exteriors are mostly 1990s hardboard and Masonite and 2000s vinyl and LP, plus older wood on the river road. Hardboard gets inspected course by course for swelling; vinyl and LP get washed, recaulked and color; old wood gets scraped and primed. Do you paint townhomes in Rockford, and does the association have to approve it?
Yes on both. Interior painting in a townhome is between you and us. Exterior painting is usually the association's responsibility or needs its approval, and we take on select association projects where the scope fits. If you are on a townhome board in Parkwood or Marsh Run, we are glad to quote the whole building.
Our 1990s Rockford house has oak everywhere. Can you paint the trim and cabinets white?
Yes, and it is one of the most common jobs we do in the Hwy 55 towns. Oak takes a cleaning, a scuff sand, a bonding primer and two coats of enamel; we spray cabinet doors with the hardware off and brush or spray the trim depending on masking. Oak grain shows a little unless we fill it.
Is the river side of our house harder to paint?
Usually. Homes on the river road and near Riverside Park sit under big trees in a damp valley, so the shaded walls hold moisture and the paint there fails first. We plan those walls for the driest part of the job, scrape and prime more carefully, and sometimes recommend a mildew-resistant finish. The sunny side is the easy half.
How far is Rockford from your shop?
About 15 minutes. County Road 92 runs north from our shop in Independence through Greenfield to Hwy 55, and Rockford is right there. That is close enough that we can split a job into stages, return for touch-ups, or check a color in your light without it being a scheduled trip on the calendar.
